OK, I'd like to nominate the RIBnet forums at http://www.rib.net/forum
It's not the biggest, or the flashiest, but it's a great community. These are a few things that I think make it great:

* constantly growing (2,122 members today, adding about 20 a week)
* very few single post threads (average thread length 11.7 posts)
* high "signal to noise ratio" (lots of information; minimal spam, flames and me-toos)
* all forums active (most have new posts every day)
* rich content (about 700MB of pictures)
* more than just a virtual community (regular forum meets)
